This policy describes how Rocky View Real Estate (James Hughes, REALTOR® with CIR Realtyin Cochrane, Alberta) handles personal information you provide through this website. We comply with the Personal Information Protection and Electronic Documents Act (PIPEDA) and Alberta's Personal Information Protection Act (PIPA).

What we collect

When you submit a form on this site (contact, quick question, home evaluation, relocation enquiry, showing request, or a street or listing alert), we collect the information you choose to share: name, email address, phone number, your message, and any property details you provide. We also automatically log your IP address, browser user agent, and the page you submitted from, to detect spam and abuse.

If you create an account to view sold data, we additionally collect the registration details you provide and a record of your agreement to the account terms, as the MLS® rules governing that data require.

Site activity we record

We keep first-party records of how the site is used: listings you view or favourite, searches you run and save, sold records and market-statistics pages you visit, and calculator use. If you create an account, this activity is associated with it so we can surface relevant properties and respond to your enquiries with useful context. This analytics data stays with us; it is never sold or shared with advertisers or ad networks.

How we use it

Your information is used to respond to your enquiry and provide the real estate services you request. James Hughes will be in touch about your enquiry directly. We do not sell your personal information to third parties.

Email alerts and consent

Where you sign up for listing alerts, saved-search notifications, street alerts, or market updates, we send those emails on the basis of the consent you gave when subscribing, as required by Canada's Anti-Spam Legislation (CASL). Every alert email includes an unsubscribe link, and you can also pause or delete alerts from your account at any time. Unsubscribing stops the emails; it does not delete your account unless you ask us to.

Where it is stored

Form submissions and account data are stored in our database, hosted on cloud infrastructure located in Canada and the United States. Transactional and alert emails are sent through Brevo, an EU-based email service provider. By using the site you consent to this cross-border processing.

Cookies

This site sets no third-party advertising cookies. We use first-party cookies only: a session cookie when you sign in, short-lived cookies for security and rate limiting, and a first-party visitor identifier that supports the site analytics described above. None of these are shared with ad networks.

Your rights

Under PIPEDA and Alberta's PIPA, you may request access to the personal information we hold about you, request correction of inaccurate information, withdraw consent, and request deletion of your information. To exercise any of these rights, contact James Hughes through the contact form. You may also direct concerns to the Office of the Information and Privacy Commissioner of Alberta or the Privacy Commissioner of Canada.
